Decommissioning and Demolition of 541 Kipling Avenue

Project Overview

We completed the Kipling Avenue demolition at 541 Kipling Avenue, a large-scale project involving the removal of a 432,000 ft² warehouse and a 2,300 ft² ancillary building. The primary facility featured mezzanines, steel framing, a metal deck roof, and precast concrete wall panels. The secondary building included precast framing and roofing systems. Moreover, a nearby railway spur line required continuous monitoring and protection during all phases. For permitting and safety compliance, we followed all City of Toronto demolition regulations.

Abatement and Interior Decommissioning

Our team removed asbestos-containing materials such as drywall joint compound, vinyl tiles, ceiling panels, sprayed fireproofing, and transite piping. In addition, we safely extracted hazardous items including mercury-containing fluorescent tubes and PCB-laden caulking. Once cleared, we conducted selective demolition of electrical, mechanical, and architectural systems to prepare the site for structural teardown.

Demolition Operations and Equipment

We performed the Kipling Avenue demolition using high-capacity excavators outfitted with shears, hammers, and grapples. These machines dismantled all vertical and below-grade structures. Furthermore, our team excavated caissons down to 12 feet below grade. On-site concrete was processed using a mobile crusher to produce reusable aggregate, minimizing waste and off-site hauling.

Waste Management and Recycling

We transported all demolition debris to certified recycling facilities. In total, our team processed approximately 32,000 tons of concrete on-site and stockpiled it for the client’s future use. Moreover, we recycled 1,900 tons of scrap metal, contributing to the project’s sustainability targets.

Project Completion and Highlights

We delivered the Kipling Avenue demolition safely, on time, and without incident. The team ensured protection of nearby infrastructure, full environmental compliance, and adherence to safety standards. As a result, the site is now fully cleared and ready for redevelopment.
