Quartier des lumières Decommissioning & Demolition Project
Project Overview
The demolition of the former Radio-Canada complex, now known as Quartier des Lumières, involved the partial dismantling of a major broadcasting facility totaling approximately 450,000 square feet, including three below-grade levels and a central 24-storey office tower. As part of a large-scale redevelopment initiative, approximately 90% of the structure was demolished while preserving a critical portion that remains operational as an active archive facility housing valuable historical media assets.
This required detailed planning, phased execution, and strict coordination to ensure uninterrupted operations within the retained areas. The project began with a soft start in November 2024, followed by full mobilization in January 2025, reaching substantial completion in December 2025, with final site work extending into 2026.
Scope of Work — Abatement
- Comprehensive hazardous materials abatement prior to demolition.
- Removal of materials including asbestos, Freon, glycol, and lead.
- All work performed under strict environmental and regulatory controls.
Scope of Work — Interior Demolition
- Full interior strip to base-building condition.
- Removal of partition walls, ceilings, flooring systems, and building contents.
- Extraction of large volumes of furniture, fixtures, and equipment (FF&E).
- Execution within controlled enclosures using mini-excavators, elevated work platforms, and compact equipment for precision in confined areas.
Demolition Plan
- Structural demolition executed using high-reach and conventional excavators.
- Carefully sequenced operations to maintain stability and protect the retained archive facility.
- Phased demolition approach aligned with ongoing operations in preserved sections.
Material Management & Sustainability
- Processing of approximately 135,000 tons of concrete on site.
- Separation and recycling of reinforcing steel.
- Reuse of processed concrete as engineered fill on site.
- Remaining materials transported off site for reuse, supporting sustainability objectives.
Environmental & Operational Controls
- Strict coordination to maintain continuous operation of the active archive facility.
- Comprehensive environmental protection measures throughout all phases.
- Adherence to rigorous health and safety standards across the project.
Project Outcome
The project was completed safely and efficiently, resulting in a cleared and stabilized site ready for future redevelopment.
