Demolition of Former
Canadian Tire Distribution Centre
Canadian Tire Distribution Centre
Project Overview
In September 2025, our team mobilized to begin the Canadian Tire warehouse demolition project. The work includes selective interior strip-out, comprehensive asbestos abatement, and full structural demolition over a 12-month timeline.
The scope covers dismantling of a main warehouse, three high-bay structures (approximately 70–90 ft tall), a two-storey trucking building with offices and mechanic areas, and two one-storey industrial buildings (Melanie 12A & 12B). All buildings are steel frame with OWSJ and metal decking—part of a broader industrial demolition program at the Canadian Tire distribution centre.
Scope of Work — Interior Strip (Canadian Tire Warehouse Demolition)
Interior strip-out of office areas within the main warehouse and the trucking building to prepare for demolition activities.
Scope of Work — Asbestos Abatement (Canadian Tire Distribution Centre)
- Trucking Building: Removal of transite pipe.
- Main Warehouse:
- Caulking of windows and doors.
- Roof penetration mastic.
- Selective disclosure and removal of VFT areas.
- A section of asbestos-impacted roofing to be abated during the structural demolition phase as an outdoor abatement operation.
All abatement follows strict health, safety, and environmental standards to protect workers, the public, and the site.
Demolition Plan for the Canadian Tire Warehouse Project
- After abatement and strip-out, structural demolition of the main warehouse, high bays, trucking building, and Melanie 12A & 12B — core activities within the Canadian Tire warehouse demolition.
- Removal of caissons beneath the main warehouse and high-bay structures.
- All concrete to be crushed to ~2” and stockpiled on site for reuse by others.
- Asphalt and topsoil to be stripped and disposed of off site.
Environmental & Safety Measures
- Fast fence and tree protection installed at mobilization for security and environmental compliance.
- Rigorous hazardous materials protocols for all abatement and demolition tasks.
- Material management emphasizes recycling and reuse to maximize sustainability.
Site Restoration
Upon completion of the Canadian Tire warehouse demolition, all former foundation and basement voids will be backfilled with Table 2 material and compacted to 98% SPMDD, leaving the site safe, stable, and ready for future development.
